Property search

3 days ago I inspected another property: vacant land, approx. 8,5 ha with mains electricity and mains water connected. The downside - agricultural zone (not residential zone). It depends on the goodwill of the council whether it is possible or not to erect a dwelling [and not using it as farm land]. I hope to receive an answer to my request the next week.

Bad news for the next 12 months

Today I had to sign the new rental agreement! I hoped to restrict it to 6 months but the real estate agent 'hold a knife on my throat': I have to leave the property on the 24th of October or I have to sign the contract for a 12 month's lease. What could I do? I do not want to move to another rental place and I think I wouldn't find one in 3 weeks time! Not with all my poultry, a cat and a dog! So I signed this dam contract for another period of 12 months. I really have to speed up to buy a house or a property where I can build my own dream house.

from the real estate agent 10 min ago: my (!) property in Cambrai is again available. The persons interested in the purchase cancelled the contract. Now I have to consider again!

Dreams postponed

The agent of my dream property called today that somebody else dropped in, chucked the money on the table and is now owner of 'my' new home. It sounds not very convincing - I believe the grandpa will stay at his beloved place and they don't want to lose their face - so they simply 'sold' the property.

Busy Week

On Wednesday I wanted to inspect a property near my homeplace. I rode on a gravel road and the first time in Australia I got bogged. My Hilux doesn't have a 4W-drive so it was impossible to get out of the mud by myself. I left the car and went down the road. I ask the first guy I met where I can find a garage and explained my situation. The Australian spirit: helping without thinking about the consequenses. He said he has a 4WD (nice and very! clean Toyota) and we went to 'rescue' my car. It took 1 hour and at last another bloke who came along to free my car. It costs me a carton of 'Gold beer'. I visited the property the next day (from outside) = too expensive and only 1/4 acre (not enough space for my animals)

On Thursday I went to Cambrai for the next round negotiation about the price - not successful at all.

On Friday I (and Clare, of course) made a 12 hours (600 km) tour to inspect one property near Appila, 2 properties in Peterborough and one property in Melrose. There we also climbed the Mt.Remarkable

and I nearly got lost. The surrounding is absolutely beautyful - and we met a lot of kangaroos.

Negotiations

are going on. The landholder is not happy with my offer - according to the real estate agent. But I don't want to spend more. There is another property in Peterborough for 3/4 of the price, including mains water! Okay, the location is not so pretty and it is a 2.5 hour drive to get there but it has 5 acres and a secure backyard for the dog. I added approx. 2.5% and will see what happens. I'll get a call tomorrow.

Partial success

Email from real estate agent (of the rented house):


"Hi there,

We will do the short term lease, please come into office Tuesday to arrange."

The agent from the property I want to purchase called this morning and confirmed that he will get in contact with the landholder on Tuesday and he will present him my offer.
When we do not come together me and my animals will be homeless end of September.

New home for me and Clare

This week I made an offer to purchase this little house with some acreages. To be exact: 4 acres, 2 roods and 19 perches - together approx. 1.869 ha

[1 acre = 0.404686 hectares, 1 rood = 1011.7 qm, 1 perch = 25.29 qm].



Original text describing the property:
"1.82 ha of outstanding beauty, enhanced by the 'Marne River' running through the rear of the property. Equipped bore, rain and bore water storage tanks. Well presented three bedroom home with rear verandah/pergola. Detached living quarters with sink and toilet. Many other sundry improvements."

I'm now waiting for the response a) from the landholder whether he agrees with my offer (10% less than demanded) and b) from the landlord of the now rented house whether he agrees with a short time lease for 90 days - otherwise I have to prolong the rental contract for 7 months and then I have to pay for 4 useless months (> $ 6,000.-).
